Glazed Belvédère 27 capsule with its light strip on, on a lakeside pitch

Sweden · Campsites and cabin villages

Capsule houses and expandable container houses for Swedish campsites

We choose the manufacturer, require and check its documents, have every unit inspected by an independent body and deliver it finished to your pitch, where the partner installer sets it up and connects it. A turnkey price on every model and a written, itemised quote.

  • Delivery to your site, normally via the port of Gothenburg (Incoterm DAP), then installation, connection and commissioning by the partner installer.
  • A turnkey price excluding VAT on every model, customs duty included, confirmed in a written, itemised quote.
  • You are the importer: 2.7% customs duty. If you are registered for VAT, you report the import VAT in your VAT return, with no cash outlay.
  • Four to six months from order to delivery for a first order (five to seven months for a capsule); installation follows delivery. The full schedule, date by date, is in your quote.
  • All our units have a temperature-controlled floor area (Atemp) under 50 m²: the energy efficiency requirements of Boverket, the Swedish National Board of Housing, Building and Planning, do not apply to them.

How it works

Who does what

One turnkey price, two contracts: you buy the unit from us and order the installation from the partner installer. A single quote covers both.

Lodgeyard

Reviews your project, chooses the factory, sells you the unit delivered to your pitch, has it inspected before departure and answers for its conformity with the contract.

The factory

Builds the unit to the drawings you have approved. It is named in your quote.

The partner installer

A local, independent and insured company named in your quote. It unloads, sets up and connects the unit, makes sure the electrics are connected and checked by a registered electrical contractor and commissions the unit, under its own contract with you and at the price set in our quote.

You

You approve the drawings, apply for the building permit, appoint a certified quality controller, import the unit (a customs broker clears it in your name), insure it from delivery and request the final notice before you let it.

From your request to the final notice

  1. Your request. By form or email: we reply within two working days, with the questions your project raises.
  2. The review of your site. Truck and crane access, connection points for electricity, water and drainage; we tell you which permits you need.
  3. The building permit. You apply for a building permit from the building committee before you order; we produce the drawings the application requires.
  4. The quote. A total turnkey price in three parts: the unit, invoiced by Lodgeyard; customs duty, paid by you on import; the installation, invoiced by the partner installer. The quote also states the permissible snow load of the roof and the place of delivery.
  5. The order. You sign the quote, pay a 40% deposit and approve the drawings.
  6. Production. Five to seven weeks for an expandable container house, 11 to 12 for a capsule, with progress photos.
  7. The inspection. An independent inspector checks every unit at the factory, with a report and photos. The remaining 60% is paid before the unit leaves the factory, and only after a successful inspection.
  8. Transport. Sea freight to Gothenburg, customs clearance in your name, truck right to your pitch.
  9. The start notice. After a technical consultation with your quality controller, the building committee issues the start notice: only then may installation begin.
  10. Installation and commissioning. By the partner installer, which invoices you for the work under its own contract. The electrics are connected by an electrical contractor registered with Elsäkerhetsverket, the Swedish National Electrical Safety Board.
  11. The final notice. You request the final notice from the building committee. Only then may the units be used and let.

02 Rules

Which rules apply to your campsite?

Glazed Belvédère 27 capsule with its light strip on, on a lakeside pitch

A unit placed on a campsite is a building under the Planning and Building Act (plan- och bygglagen, PBL). Contact the building committee (byggnadsnämnden) of your municipality before you order.

Sweden (general information)
TopicRule
Building permit (bygglov)Required, as a rule, for every cabin, even one standing on plinths or pallets without a foundation. The Land and Environment Court of Appeal (Mark- och miljööverdomstolen) held that ten rented campsite cabins required a permit and that the penalty charge was to be calculated for each cabin separately (MÖD 2022-02-17, case P 14400-20). The campsite applies for the permit. We produce the drawings and the technical documentation.
The campsiteA building permit is also required to substantially alter a campsite. Ask your municipality whether your project counts as such.
Temporary building permitA temporary permit (tidsbegränsat bygglov) can be granted for up to ten years and extended by up to five years at a time, for a total that, as a rule, may not exceed fifteen years, provided the site can be restored (PBL, chapter 9, sections 71 and 72). The total may exceed fifteen years only for a use of a seasonal nature.
Processing timeThe municipality must decide within ten weeks of the day the application arrives, or of the day you complete it if the committee asked you to within three weeks. This period can be extended once, by up to ten weeks. Work may not begin until the municipality has issued the start notice (startbesked).
Inspection and final noticeA certified quality controller (kontrollansvarig) is normally required, and the building committee calls a technical consultation (tekniskt samråd) before the start notice. The units may not be used, and therefore not let, until the committee has issued the final notice (slutbesked), unless it decides otherwise.
Shoreline protectionShoreline protection (strandskydd) normally applies 100 metres from the shoreline and can be extended to at most 300 metres. A new building there needs a shoreline dispensation (strandskyddsdispens), normally granted by the municipality and, in some protected areas, by the county administrative board. Since 1 July 2025, shoreline protection normally no longer applies to lakes of one hectare or less and to watercourses no more than two metres wide.
EnergyBoverket's energy efficiency requirements do not apply to buildings with a temperature-controlled floor area (Atemp) under 50 m² (BFS 2026:9, chapter 1, section 3, in force since 1 October 2026). All our units are below that threshold.
ElectricsThe fixed connection is electrical installation work and may only be carried out by an electrical contractor registered with Elsäkerhetsverket. The installation is checked under the contractor's own inspection programme before it is put into use. Safety information and instructions for the electrical equipment must be available in Swedish.
Fire safetyAt least 8 metres between buildings; otherwise, fire separation is required. A smoke alarm in every unit. The Swedish civil defence agency (Myndigheten för civilt försvar) also recommends a 6 kg powder extinguisher and a fire blanket in every dwelling.
Snow loadThe ground snow load varies between 1.0 and 5.5 kN/m² depending on the location. The permissible snow load of the roof for your location is confirmed in writing in the quote.

Which documents do we supply?

Drawings showing dimensions, height and method of placement, a single-line diagram, a component list with EU declarations of conformity, the available fire classifications of the panels and the manufacturer's instructions. You need them for the building permit, for your electrical contractor and for your insurer.

Safety information and instructions for the electrical equipment are supplied in Swedish.

The detail, with the legal texts and the 2022 judgment: our guide to building permits for campsite cabins in Sweden.

General information based on the Swedish rules in force in October 2026. It does not replace your municipality's decision.

Import, VAT and payment

You buy from Lodgeyard, a brand of REXOR GROUP LLC. Prices are in Swedish kronor (SEK), excluding VAT, and turnkey: the unit delivered to your pitch (Incoterm DAP), invoiced by Lodgeyard; the customs duty you pay on import; and the installation and connection that the partner installer invoices you directly, with its VAT.

Who makes the customs declaration?

You are the importer. The customs declaration is made in your name, with your EORI number, by the customs broker of your choice or by one we suggest.

We require the manufacturer to give the name and address of the economic operator in the EU that it has appointed, on the rating plate and in the documents (Regulations (EU) 2019/1020 and 2023/988). Without such an operator, the goods may be held at customs.

Customs duty and VAT

  • Customs duty: 2.7% (prefabricated buildings, Chinese origin).
  • Import VAT: 25%. If you are registered for VAT in Sweden, you report it in your VAT return to Skatteverket, the Swedish Tax Agency, and deduct it in the same return.
  • If you are not registered for VAT, Tullverket, Swedish Customs, collects the import VAT.

Payment

By bank transfer only: 40% with the order and the balance before the unit leaves the factory, against the report of an independent inspection.

Our general terms of sale are attached to every quote, in English and in Swedish.

Lead times and delivery

For a first order of a model, allow four to six months from order to delivery for an expandable container house, five to seven months for a capsule: three to six weeks of approvals (drawings, component lists, reference sample), five to seven weeks of production for an expandable container house, 11 to 12 weeks for capsules, then inspection and loading, sea freight to Gothenburg, customs clearance and delivery. Installation follows delivery. The full schedule, date by date, is in your quote.

For a spring opening, prepare the project in the autumn: the municipality has up to ten weeks to decide on the building permit, and this period can be extended by another ten weeks.

On delivery day

  • A delivery report is drawn up. It is not a final inspection of building work: we deliver a finished unit.
  • Write any reservations on the consignment note, with photos: missing parts, damage, visible defects. Confirm them in writing within three working days.
  • You receive the manufacturer's user and maintenance instructions.
  • Risk passes to you on delivery, while the unit is still on the truck. Insure it from that moment.

Before you order

  • The municipality's decision on the building permit, for each unit.
  • A certified quality controller, whom you appoint for the building permit.
  • The distance to the shore, if the site is near water.
  • At least 8 metres to the nearest building, or a fire-engineered solution.
  • Your EORI number and your VAT registration number. Send them to us before the unit leaves the factory.
  • Truck and crane access right up to the pitch: width, bearing capacity, slope, obstacles and power lines.
  • A connection point for electricity no more than 15 metres, and for water and drainage no more than 10 metres, from the pitch.

03 Questions

Frequently asked questions

Is a building permit needed for every cabin?

As a rule, yes. A unit that stays on a campsite is a building, even without a permanent foundation. The Land and Environment Court of Appeal held that ten rented campsite cabins required a building permit. A temporary building permit is possible if the site can be restored: up to ten years, extendable to a total that, as a rule, may not exceed fifteen years.

Do the energy requirements apply to your units?

No. Boverket's energy efficiency requirements do not apply to buildings with a temperature-controlled floor area (Atemp) under 50 m², and all our units are below that threshold. If you open in winter, the capsules are available with reinforced insulation for year-round use, and the Escale 36 with 100 mm walls.

Can the roof take the snow?

The ground snow load varies between 1.0 and 5.5 kN/m² depending on the location. We ask the manufacturer for the permissible snow load of the roof and state it in the quote for your location. If the roof cannot take your snow load, the quote says so.

How do you support us through the project?

From the first contact to commissioning, we are your contact for everything to do with the unit. You receive a single quote showing every part of the turnkey price. We follow production, inspection, transport and delivery, with photos, and give the partner installer the drawings and instructions. The installation is the partner installer's responsibility: the company is named in the quote, signs its own contract with you, invoices you directly for the work and is solely responsible for it. After delivery, we answer for the unit's conformity with the contract.

Who connects electricity, water and drainage?

A partner installer named in the quote, an independent and insured company. The electrics are connected by an electrical contractor registered with Elsäkerhetsverket, and the installation is checked under the contractor's own inspection programme before it is put into use. The partner's price is included in our turnkey price, and it invoices you directly for the work.

Is import VAT deductible for a campsite?

Yes, for a VAT-registered campsite. Letting campsite pitches is subject to VAT, at 12%. The 25% import VAT is reported and deducted in the same VAT return.

Who checks the units before departure?

An independent inspector, at the factory, against a written checklist: dimensions, frame, windows and doors, finishes, equipment and documents. Any defect is put right before departure.

Loading can also be supervised: number of units, condition, lashing and seal number. The factory receives its final payment only after a successful inspection.

Why not buy directly from China?

The same factories sell for export. We compare them, check their licences and certificates directly with the bodies that issued them and obtain competing quotes.

We have the units inspected before departure. If there is a defect, we are the ones answerable to you: you do not have to pursue a claim from afar with a factory in China.

What if a defect appears after delivery?

Report it in writing, with photos, within 30 days of discovering it and no later than 24 months after delivery. We have it repaired, replace the part or reduce the price.
