Campsites · Residential leisure parks · Holiday villages · Rental operators and gîtes

Capsule houses and expandable container houses for French campsites, delivered turnkey.

For campsites, residential leisure parks, holiday villages and the rental operators who place their accommodation there. We choose the factory, require and check its documents at the source, have every unit inspected before it leaves and deliver it to your pitch; the partner installer sets it up and connects it. A turnkey price on every model, and a written quote, line by line.

Expandable container house

Delivered folded, expanded on site.

The Escale 36 travels folded, sized like a shipping container. On your pitch, it expands into two wings: 37.2 m² overall, and about 34.8 m² inside the walls in its configuration for France, with no panels to assemble.

How it works

Who does what

One turnkey price, two contracts: the unit with us, the installation with the partner installer. A single quote covers both.

Lodgeyard

Studies your project, selects the factory, sells you the unit delivered to your pitch, has it inspected before it leaves the factory and answers for its conformity.

The factory

Builds the unit to the drawings you have approved. It is named in your quote.

The partner installer

A local, independent and insured company, named in your quote. It unloads the unit, sets it in place, connects it, checks the electrical installation and commissions it, under its own contract with you, at the price set in our quote.

You

You approve the drawings, obtain the permits for your land, import the unit (a freight forwarder clears it through customs in your name) and insure it from delivery.

From your request to commissioning

  1. Your request. Form or email: we reply within two working days, with the questions that matter for your project.
  2. Your site review. Truck and crane access, water, power and drainage connection points; we tell you which formalities to complete with your local authority.
  3. The quote. One total turnkey price, in three parts: the unit, invoiced by Lodgeyard; customs duty, paid by you on import; the installation, invoiced by the installer.
  4. The order. Quote signed, 40% deposit, drawings approved.
  5. Manufacturing. Five to seven weeks for an expandable container house, 11 to 12 for a capsule, with progress photos.
  6. The inspection. Report and photos; 60% balance before the unit leaves the factory.
  7. Transport. Five to six weeks at sea to a French port, customs clearance in your name, truck to your pitch.
  8. Installation and commissioning. By the installer, who invoices its work under its own contract.

02 Method

From the factory to your site

Seven steps, from the factory to commissioning. At each one, you receive proof: drawings, photos, a report, tracking.

Every step in detail (in French)
  1. Steel frame post and its bolted joint, in the workshop
    Step 1

    Building the frame

Galvanised steel frame, cut, welded or bolted, then assembled at the factory to the drawings you have approved.

  2. L-shaped kitchen in a European unit of the same model, at the factory
    Step 2

    Envelope and fit-out

Insulated panels, windows and doors, wiring, shower room and, depending on the model, a kitchenette, all fitted at the factory.

  3. Electrical board of a European unit, at the factory
    Step 3

    Independent inspection

Before departure, an independent body checks every unit, with a report and photos.

  4. Covered capsule on an open-top container, ready to ship
    Step 4

    Loading

Units protected, braced and loaded under supervision, container sealed.

  5. Container ship at sea
    Step 5

    Shipping by sea

Sea freight booked by our freight forwarder, insurance included.

  6. Unit prepared for transport, at the factory
    Step 6

    Delivery to your site

Customs clearance in your name by a freight forwarder we introduce to you, then a truck to your site.

  7. Glazed Belvédère 27 capsule with its light strip on, on a campsite pitch, maritime pines behind
    Step 7

    Installation, connections and commissioning

Set up, connected and commissioned by the partner installer, under its own contract with you; full technical file.

03 Commitments

Why Lodgeyard

Buying accommodation built on the other side of the world only makes sense if every step is checked. That is our job.

Our commitments in detail (in French)
01

Manufacturers made to compete

For each model, we ask several factories to compete on specification, price and lead time, and we choose the best. The manufacturer of your unit is named in your quote.

02

Documents checked at the source

We check the factory's business licence on China's national registry, and each certificate with the body that issued it. The asbestos report comes from an accredited laboratory.

03

Every unit inspected

An independent inspector checks every unit at the factory, against a written checklist, and you receive the report. The manufacturer is paid its balance only after a successful inspection.

04

A written quote, line by line

Unit, options, transport, customs duty, installation and connections: every part of the turnkey price is priced in writing, with the name of whoever invoices it. The quote also states what is not included.

05

Payments tied to milestones

A payment schedule written into the quote: 40% with the order, the balance on receipt of the inspection report, before shipping. Our bank details appear only on the pro forma invoice.

06

One contact for your unit

From your first message to delivery, you never have to deal with the factory, the freight forwarder or the haulier. For the installation, we propose a partner installer, named in the quote, who contracts with you directly.

04 Standards

Materials and standards

Galvanised steel frame, insulated panels, thermally broken aluminium windows and doors: we ask the manufacturer for the grade, thickness and performance of each component, in writing.

Materials and regulatory framework (in French)
  • Placed as a light leisure dwelling (habitation légère de loisirs, HLL) on a duly authorised campsite, in a residential leisure park (PRL) or in a classified holiday village (French Planning Code, articles R111-37 and R111-38).
  • Up to 35 m² of floor area (surface de plancher): no planning formality on a campsite, outside protected areas. Above that: a prior declaration (déclaration préalable).
  • RE2020 energy regulations: on a campsite, our three models stay under 35 m² of floor area (the Escale 36 thanks to its 100 mm walls in France), so only lighting power is regulated. The U-value of each part of the envelope is requested from the manufacturer and confirmed in your quote.
  • Asbestos is banned from import: a report from an accredited laboratory is required before any order.
  • 230 V electrics, wiring diagram supplied; connection and inspection by the partner installer's electrician.

05 Questions

Frequently asked questions

What does it cost?

Each model page shows a turnkey price excluding VAT, customs duty included: the unit delivered, set up, connected to the pitch's electricity, water and drainage, and commissioned. It applies to a standard pitch: serviced, accessible to a truck and crane, with an electrical hook-up point no more than 15 m away and water and drainage points no more than 10 m away. Access, ground conditions, the distance to the service points, options and the number of units can change it; any difference found on site is priced by the installer before any work begins. Import VAT on the unit and the installer's VAT on the installation are added, both deductible for a VAT-registered campsite. Your written quote details each part, and the price per unit falls from 2 units.

How long does it take?

For a first order of a model, allow four to six months from order to delivery for an expandable container house, five to seven months for a capsule: three to six weeks of approvals (drawings, component lists, reference sample), five to seven weeks of production (11 to 12 for a capsule), inspection and loading, five to six weeks at sea, then customs clearance and delivery. Installation follows delivery. The schedule, date by date, is set out in your quote. To open in April, order an expandable container house in early autumn and a capsule in late summer.

Do we need planning permission?

On a duly authorised campsite, in a residential leisure park or in a holiday village classified for light accommodation, an HLL of 35 m² of floor area or less is exempt from any formality. Above that, or in a protected area whatever the size, a prior declaration is required. These formalities are for the operator or the landowner.

Do you sell to rental operators and private individuals?

Yes to rental operators, including short-term lets, and to gîtes that place their units on a campsite, in a residential leisure park or in a classified holiday village: the rules are the same as for a campsite. If you own a plot in a residential leisure park, write to us and we will look at your project. On private land (a garden, a second home), the unit becomes a new house, subject to building permission (permis de construire) and the rules for detached houses: we do not offer this yet.

Are your units HLLs or mobile homes?

Light leisure dwellings (HLL, article R111-37 of the French Planning Code): delivered without wheels or a towbar, they are transportable buildings. A mobile home is a vehicle that keeps its wheels and towbar (article R111-41): mobility, not shape, decides which rules apply.

How many HLLs can a campsite take?

Fewer than 35 if the site has fewer than 175 pitches, otherwise fewer than 20% of the pitches (article R111-38 of the French Planning Code). This ceiling includes the HLLs already in place: check it before you order, against the campsite's classification order and development permit.

How do you support us?

From the first exchange to commissioning, we remain your contact for everything to do with the unit. You receive a single quote that details every part of the turnkey price. We follow production, inspection, transport and delivery, with photos, and give the installer the drawings and instructions. The installation is the responsibility of the partner installer named in the quote: it signs its own contract with you, invoices you for its work and is solely responsible for it. After delivery, we answer for the unit's conformity.

Who installs the units?

A partner installer named in your quote, an independent and insured company. It unloads the unit by crane, sets it on non-anchored supports following the manufacturer's instructions, expands the Escale 36, connects water, waste water and electricity, inspects the electrics and commissions the unit. Its price is included in our turnkey price; it invoices you directly for this work and is responsible for it. We supply the drawings, diagrams and instructions.

Who connects the electricity?

The partner installer's electrician, a qualified professional: the compliance of the installation and, where required, the Consuel certificate are its responsibility. An HLL is usually connected to the campsite's internal network: the formalities are confirmed with the electrician who connects it and inspects the installation before it is energised.

Are the units CE marked?

The components that fall under CE marking carry their own. We do not claim CE marking for the complete unit. The supporting documents available for each model are listed in the quote.

What about asbestos?

Importing any product containing asbestos is banned in France (decree no. 96-1133). We require every manufacturer to provide an analysis report from an accredited laboratory before any order.

Do we have to pay import VAT up front?

No, if your business is registered for VAT in France: since 1 January 2022, the reverse charge of import VAT (autoliquidation) has been mandatory and automatic. It is declared and deducted on the same return, with no cash outlay.

How is an order paid?

By bank transfer, in two instalments: 40% when you sign the quote, then the 60% balance on receipt of the inspection report, before the unit leaves the factory. Our bank details appear only on our pro forma invoice: never pay to bank details received any other way. The installation is paid to the installer, under the terms of its contract, attached to your quote.

What happens if there is a defect?

A defect found at inspection is corrected before departure. Any other defect is reported in writing, with photos, within 30 days of its discovery and no later than 24 months after delivery: we have it repaired, replace the part or reduce the price.

Who are you?

Lodgeyard is a brand of REXOR GROUP LLC, a company registered in New Mexico, USA. We are not a manufacturer: the units are built in China by factories that we select, check and ask to compete.
