All photos show the same 30 ft expandable model, in units our manufacturer built for other customers, photographed at the factory before delivery. They are not your unit, and they do not show the thicker insulated roof of the New Zealand version. Finish, windows, roof and options are confirmed in your quote. Interior photos to follow.

Yard 57 is our largest granny flat for New Zealand: 9.0 × 6.3 m expanded, about 54.3 m² inside the walls (56.7 m² overall), under the 70 m² limit of the granny flat exemption. It has two bedrooms, a separate living room with kitchenette, and a full bathroom.
Like Yard 37, it ships folded and finished inside; it fills one 40 ft High Cube container on its own. The New Zealand version adds a thicker insulated roof and an insulated floor for the H1 energy rules. Near the coast, the fluorocarbon (PVDF) frame coating option extends service life in salt air.
Folded, one Yard 57 fills a 40 ft High Cube container on its own. After customs and biosecurity clearance, the crane sets the unit on its foundations; truck and crane are included in metro Auckland. At about 3,800 kg, it often needs a larger crane than the Yard 37: that supplement is counted in the site works.
A new, stand-alone, single-storey home of up to 70 m², measured between the inside faces of the external walls, can be built without a building consent if every condition of the granny flat exemption is met. It must still comply with the Building Code.
Two questions are open with MBIE (asked on 23 October 2026): whether a home built overseas can use the exemption, and whether the Yard 57's bolted steel frame counts as a lightweight steel frame. Until MBIE answers in writing, we take no deposit for a project that relies on the exemption. If you do not want to wait, your project can go through a building consent instead: your quote then shows the consent fees and the extra time.
Every exempt granny flat needs a PIM from your council, and no building work may start before it is issued; the New Zealand designer named in your quote certifies the design.
