Why Lodgeyard
Importing a granny flat into New Zealand, with every step checked.
We are not the manufacturer. Our job is to choose the right factory for your project, check what it claims, and deliver exactly what your written quote says.

Six commitments
Factories compared, not one catalogue
For every order, we ask several factories to quote, compare them on specification, price and lead time, and negotiate with them directly.
Documents checked at the source
Business licence checked on China's national registry, certificates checked with the bodies that issued them, asbestos results from an accredited laboratory.
Every unit inspected
An independent inspector checks each unit before it ships and samples materials for asbestos testing. The factory is paid its balance only after a pass.
One written quote, line by line
The unit and its delivery, the GST and import charges, the site works by the designer, LBP and trades named in your quote, and the council and Watercare charges: who is paid what, what is included and what is not.
Payments tied to milestones
Two payments to us: a deposit when you order, once your PIM is issued and your consent pathway is confirmed in writing, and the balance when we send you the independent inspection report, before loading. For a project that relies on the granny flat exemption, we take no deposit until MBIE has answered in writing. The designer, LBP and trades are paid under their own contracts; council and Watercare charges are paid to them directly, and development contributions within 20 working days of completion. Our bank details appear only on our pro forma invoice.
One contact for your unit
From your first email to delivery, then after-sales care for the unit. You never deal with the factory, the forwarder or the trucking company. For the site works, your contacts are the designer and LBP named in your quote.
What we do for you
Your project, first
Who the granny flat is for, your section, access for the truck and crane, your budget and the date you need it.
Factory selection and negotiation
Several factories quote for your unit. We compare them on specification, price and lead time, then negotiate price and terms with competing quotes in hand.
A New Zealand specification
Wiring to AS/NZS 3000, plumbing checked against the exemption's conditions, a thicker insulated roof and an insulated floor for clause H1: all fixed in drawings you approve.
Progress during the build
Photos of your unit relayed while it is being built.
Inspection and asbestos testing
Independent inspection before shipping, materials sampled and tested by an accredited laboratory; you receive the reports.
Delivery to your section
Freight, insurance, customs and biosecurity clearance in your name, then truck and crane onto the foundations built by the Licensed Building Practitioner named in your quote.
Documents for your designer
Drawings, structural information, product documents, the electrical import dossier and manuals: what your designer, your LBP and your electrician ask for.
After delivery
Your rights under the Consumer Guarantees Act, plus Lodgeyard's written warranty, backed by the manufacturer's and listed in your quote, item by item. For the site works, the implied warranties of the Building Act, from the LBP and trades named in your quote.
Importing on your own, or with Lodgeyard
The same factories sell for export. What changes is who does the checking, and who carries the risk.

| Check licences and certificates | You | Us, at the source |

| If something is wrong | A claim overseas, in English | Your consumer guarantees, with us |
What if something is wrong?
Our goods come with guarantees under the Consumer Guarantees Act 1993 that cannot be excluded when you buy as a consumer. If a failure can be fixed, we must fix it within a reasonable time. If it is substantial or cannot be fixed, you can reject the unit or ask for a price reduction. You can also claim for any reasonably foreseeable loss.
The Building Act also implies warranties into residential building work, and defects notified within 12 months of completion must be remedied. For the site works, your contacts are the LBP and trades named in your quote, under their own contracts with you.
Lodgeyard also gives you a written warranty, backed by the manufacturer's: 12 months on the whole unit, 10 years on the steel frame with the PVDF coating option, item by item in your quote. It adds to those rights; how to claim is in our terms.
Plain facts. Lodgeyard is a brand of REXOR GROUP LLC, a company registered in New Mexico, USA. The units are made in China by partner factories. We say so because it is true, and because it is exactly why we check everything.
