Glazed Belvédère 27 capsule with its light strip on, on a pitch edged with forest

Belgium · Flanders and Wallonia

Capsule houses and expandable container houses for campsites and holiday parks in Belgium

We choose the manufacturer, require and check its documents and have every unit inspected by an independent body. We deliver the finished unit to your pitch, in Flanders or in Wallonia; the partner installer sets it up and connects it. A turnkey price on every model, and a written quote in euros, line by line.

  • Delivery to your site from the port of Antwerp (Incoterm DAP), then installation, connections and commissioning by the partner installer.
  • A turnkey price excluding VAT on every model, customs duty included, confirmed in a written quote, line by line.
  • You are the importer: 2.7% customs duty and Belgian import VAT, deferred if you hold an E.T. 14.000 authorisation.
  • Four to six months from order to delivery for a first order (five to seven months for a capsule); installation follows delivery.
  • All our units are under 50 m²: the energy performance requirements (PEB in Wallonia, EPB in Flanders) do not apply to stand-alone buildings of that size.

How it works

Who does what

One turnkey price, two contracts: the unit with us, the installation with the partner installer. A single quote covers both.

Lodgeyard

Studies your project, selects the factory, sells you the unit delivered to your pitch, has it inspected before it leaves the factory and answers for its conformity.

The factory

Builds the unit to the drawings you have approved. It is named in your quote.

The partner installer

A local, independent and insured company, named in your quote. It unloads the unit, sets it in place, connects it, has the electrical installation inspected by an approved body and commissions it, under its own contract with you, at the price set in our quote.

You

You approve the drawings, obtain the permits for your land, import the unit (a freight forwarder clears it through customs in your name) and insure it from delivery.

From your request to commissioning

  1. Your request. Form or email: we reply within two working days, with the questions that matter for your project.
  2. Your site review. Truck and crane access, water, power and drainage connection points; we tell you which formalities to complete with your local authority.
  3. The quote. One total turnkey price, in three parts: the unit, invoiced by Lodgeyard; customs duty, paid by you on import; the installation, invoiced by the installer.
  4. The order. Quote signed, 40% deposit, drawings approved.
  5. Manufacturing. Five to seven weeks for an expandable container house, 11 to 12 for a capsule, with progress photos.
  6. The inspection. Report and photos; 60% balance before the unit leaves the factory.
  7. Transport. Five to six weeks at sea to Antwerp, customs clearance in your name, truck to your pitch.
  8. Installation and commissioning. By the installer, who invoices its work under its own contract.

02 Rules

Which rules apply to your campsite?

Glazed Belvédère 27 capsule with its light strip on, on a pitch edged with forest

The rules differ from one region to the other. In both regions, ask your municipality for its written opinion before you sign the quote: a refused or delayed permit does not entitle you to cancel the order without compensation.

In Flanders: an exemption only for movable accommodation

Flanders (general information)
TopicRule
PermitOn a campsite or holiday park registered with Toerisme Vlaanderen and compliant with article 4 of the Flemish accommodation decree (Logiesdecreet), placing movable accommodation is exempt from an environmental permit (omgevingsvergunning) under the exemption order (Vrijstellingsbesluit, art. 8.4), unless a planning regulation, a spatial implementation plan (RUP, BPA) or a subdivision permit rules it out. A chalet, bungalow or holiday cottage, on the other hand, is non-movable accommodation and needs a permit (Logiesbesluit, art. 1, 6° and 7°). Your municipality decides whether your unit, which has no wheels, counts as movable: have it confirmed in writing before you sign the quote.
PitchAt least 80 m², for a single unit. The unit and its deck cover at most half of it. At least 25% of the area stays unpaved, and gravel counts as paving.
Number of unitsNo regional ceiling. A campsite keeps at least 30 touring pitches, or at least 15% of its pitches as touring pitches. At most a third of that minimum may be replaced by pitches with accommodation that you let as the operator (for at most 31 consecutive days to the same guests), by motorhome pitches or by pitches on the tent field.
Holiday park (vakantiepark)At least 60% of the pitches are let by the operator.
DistancesEach unit at least 4 m from the site boundary. Groups of at most 4 units, 4 m apart. A road usable by the emergency services within 60 m.
Fire safetyIf you increase the number of pitches or extend the electrical installation, the campsite's fire safety certificate A lapses, unless you apply again to the burgomaster within 30 days of completing the works.
ElectricityAn individual connection of at least 4 A for each long-stay and seasonal pitch. A new or extended installation is inspected by an approved body (General Regulations on Electrical Installations, AREI) before it is put into service, then every five years. The first inspection is included in our turnkey price.
EnergyNo EPB requirements for a stand-alone building with a usable floor area under 50 m².

In Wallonia: planning permission is likely

Wallonia, certified campsite (general information)
TopicRule
PermitOur units have neither wheels nor a towbar: planning permission (permis d'urbanisme) is likely. Ask your municipality for its written opinion before you order.
PitchOne unit per pitch. The unit and its deck cover at most a third of it.
Distances4 m between units. At least 20 m between the units and pre-existing neighbouring homes.
Touring guestsAt least a quarter of the pitches stays reserved for them.
Flood zoneNo accommodation in a high flood-risk area, unless a derogation is granted.
ElectricityInspection by an approved body (RGIE) before the first letting, with a report showing no infringements. Then an inspection every five years. The first inspection is included in our turnkey price.
Fire safetyA new fire safety certificate to be requested from the burgomaster after units are added.
EnergyNo PEB requirements for a new building with a usable floor area under 50 m², provided the PEB exception form is attached to the permit application.

In Wallonia, in each unit for fewer than 10 people:

  • smoke detectors to NBN EN 14604 in every bedroom, in the access area to it (stairwell included) and in the living room, tested before each letting;
  • a fire extinguisher to NBN EN 3, serviced every year;
  • no portable heaters and no heaters with exposed elements;
  • a means of calling 112 at all times, even during a power cut, with a notice in French, Dutch, German and English.

In Flanders, the fire safety standards for campsites and holiday parks apply (annex 4 to the fire safety order for tourist accommodation).

Which documents do we supply?

We supply the technical file for these formalities: drawings, wiring diagram, list of components and the available reaction-to-fire classifications. Your insurer can use it too.

The detail, with the official texts: our guides to permits for a chalet or capsule on a Flemish campsite and to new accommodation on a Walloon campsite.

General information based on the regional rules in force in October 2026. It does not replace your municipality's opinion.

Import, VAT and payment

You buy from Lodgeyard, a brand of REXOR GROUP LLC. Our prices are in euros, excluding VAT, and turnkey: the unit delivered to your site (Incoterm DAP), invoiced by Lodgeyard; the customs duty you pay on import; and the installation and connections that the partner installer invoices you directly, with its VAT.

Who makes the customs declaration?

You are the importer. The customs declaration is made in your name, with your EORI number, by the freight forwarder of your choice or by one we introduce to you.

We require the manufacturer to give the name and address of the economic operator established in the European Union that it has appointed, shown on the rating plate and in the documents (Regulations (EU) 2019/1020 and 2023/988). Without that operator, the goods may be held at customs.

Customs duty and VAT

  • Customs duty: 2.7% (prefabricated buildings, Chinese origin).
  • Import VAT: 21%, deferred to your VAT return if you hold an E.T. 14.000 authorisation.
  • Without that authorisation, the VAT is paid on import, then deducted.

Payment

By bank transfer only: 40% with the order, the balance before the unit leaves the factory, against an independent inspection report.

Our general terms of sale for Belgium are attached to every quote. You can read them beforehand: general terms of sale (English translation; the French version prevails).

Lead times and delivery

For a first order of a model, allow four to six months from order to delivery for an expandable container house, five to seven months for a capsule: three to six weeks of approvals (drawings, component lists, reference sample), five to seven weeks of production for an expandable container house, 11 to 12 weeks for capsules, inspection and loading, sea freight to Antwerp, then customs clearance and delivery. Installation follows delivery. The schedule, date by date, is set out in your quote.

For a spring opening, prepare the project in the autumn: your municipality's opinion, pitches, connections.

On delivery day

  • A delivery report is drawn up. It is not an acceptance of building works: we deliver a finished unit.
  • Write any reservations on the delivery note, with photos: missing items, damage, visible defects. Confirm them in writing within three working days.
  • You receive the user and maintenance manual.
  • Risk passes to you on delivery, while the unit is still on the truck: insure it from that moment.

Before you order: your checklist

  • Your municipality's written opinion, before you sign the quote.
  • The size of your pitches. In Flanders: at least 80 m², with the unit and deck on at most half. On a certified campsite in Wallonia: the unit and deck on at most a third.
  • Your EORI number, which any business obtains free of charge from customs, and your VAT number. Send them to us before the unit leaves the factory, with your E.T. 14.000 authorisation if you have one.
  • Truck and crane access to the pitch: width, ground bearing capacity, slope, obstacles, power lines.

Is your campsite in the Grand Duchy of Luxembourg? The rules there are different: see our page on campsites in Luxembourg.

03 Questions

Frequently asked questions

Who checks the units before departure?

An independent inspector, at the factory, against a written checklist: dimensions, structure, windows and doors, finishes, equipment, documents. Any defect is corrected before departure.

Loading can also be supervised: number of units, condition, bracing, seal number. The factory receives its balance only after a successful inspection.

Why not buy directly from China?

The same factories sell for export. We compare them, check their business licence and certificates at the source, and negotiate using competing quotes.

We have the units inspected before shipping, and we answer for their conformity if there is a defect: you do not have to pursue a claim from afar with a factory in China.

How do you support us?

From the first exchange to commissioning, we remain your contact for everything to do with the unit. You receive a single quote that details every part of the turnkey price. We follow production, inspection, transport and delivery, with photos, and give the installer the drawings and instructions. The installation is the responsibility of the partner installer named in the quote: it signs its own contract with you, invoices you for its work and is solely responsible for it. After delivery, we answer for the unit's conformity.

Who unloads, installs and connects the unit?

A partner installer named in your quote, an independent and insured company. It unloads the unit by crane, sets it on non-anchored supports, connects it, has the electrical installation inspected by an approved body and commissions it, following the manufacturer's instructions. Its price is included in our turnkey price, and it invoices you directly for this work.

We supply the drawings with the connection points marked, the wiring diagram and the equipment manuals.

Is import VAT deductible for a campsite?

Yes, for a VAT-registered campsite with the right to deduct. Since 1 March 2026, campsite pitches and furnished accommodation have been subject to the 12% VAT rate in Belgium (Royal Decree of 14 February 2026), and the 21% VAT paid or deferred on importing the units is deductible.

What if a defect appears after delivery?

Report it in writing, with photos, within 30 days of discovering it and no later than 24 months after delivery. We have it repaired, replace the part or reduce the price.
