Drawing of the Yard 37
Footprint plan from the manufacturer's dimensions

The unit

Yard 37 travels folded at 2.2 m wide and expands on site to 5.9 × 6.3 m. You get two bedrooms, a living area with kitchenette and a separate bathroom, finished inside at the factory. Only the external walls fold: there are no loose panels to assemble on site.

It comes in two finishes on the same steel frame. Standard has 75 mm wall panels; Premium has 100 mm wall panels for better thermal performance, plus an upgraded kitchen and bathroom and two extra windows.

Shipping

Two units fit in one 40 ft High Cube container, so a pair shares the freight.

Approvals in NSW

A granny flat is a Class 1a dwelling under the National Construction Code. Under the State Environmental Planning Policy (Housing) 2021, it can be approved as complying development only if every standard is met, including a lot of at least 450 m² and a floor area of 60 m² or less; otherwise a development application is needed.
