Why Lodgeyard

An imported building is only worth buying if every step is checked. That is our job.

Standards and approvals
01

Factories compared, not one catalogue

For every order we compare several factories on specification, price and lead time, and we negotiate directly, with no middleman.

02

Documents checked at the source

Business licence checked on China's national registry, certificates checked with the bodies that issued them, asbestos results from an accredited laboratory.

03

Every shipment inspected

An independent inspector checks each unit before it ships and samples materials for asbestos testing. The factory is paid its balance only after a pass.

04

A written quote, line by line

Unit, options, freight and delivery to your block, all priced in writing, with what is and is not included, and the GST and import costs you pay at the border.

05

Payments tied to milestones

The payment schedule is written into your quote and tied to the inspection. Our bank details appear only on our pro forma invoice.

06

One point of contact

From your first email to handover. You don't deal with the factory, the forwarder or the trucking company.

Standards and approvals

A granny flat that cannot clear the border, be connected or be approved is worth nothing, whatever its price. We ask for the proof before you pay a deposit, not after.

Materials, standards and approvals
  • Class 1a dwelling under the National Construction Code; NCC 2022 applies in NSW until 1 May 2027.
  • Floor area under 60 m², the limit for complying development of a granny flat in NSW.
  • AS 4055 wind class N2 and N3 structural drawings and calculations, for your engineer to certify on your site.
  • Asbestos: tested by an accredited laboratory, reports supplied.
  • Electrical and plumbing certificates checked with the issuing bodies before your order.

FAQ

Questions

How much does it cost?

Yard 37 starts from AUD 45,700 all-in, delivered to a metro Sydney site with truck and crane access, in Standard finish: AUD 40,500 paid to us, and about AUD 5,200 of GST and import charges that you pay at the border as the importer. Yard 57, the Premium finish and other areas are priced on request. Your written quote lists every item, what is and is not included, and the GST and import costs paid at the border. Allow separately for approvals, engineering, footings and connections.

Can I put it in my backyard?

In NSW, a granny flat (secondary dwelling) can be approved as complying development under the State Environmental Planning Policy (Housing) 2021 only if every standard is met, including a lot of at least 450 m² and a maximum floor area of 60 m²; otherwise, a development application is needed. Both our units are under 60 m².

Who approves the building?

Building approval and certification are site-specific and are issued by the relevant certifying authority, not by us. Under the National Construction Code, a granny flat is a Class 1a dwelling. We supply the drawings, structural calculations and product documents your certifier asks for.

Who installs it?

A licensed builder and licensed trades that you engage. In NSW, constructing a secondary dwelling needs a building licence (a prefabricated additions licence is not enough), and electrical, plumbing and drainage work needs a licence whatever its value. Residential building work over $20,000 needs Home Building Compensation cover: check the certificate before paying any deposit.

Who pays GST and import charges?

You import the unit, so GST and any duty are paid when it clears customs. A ChAFTA certificate of origin gives access to the preferential duty rate. Your quote estimates these costs so there are no surprises.

What about asbestos?

Asbestos has been banned in Australia since 2003, and Australian Border Force warns that goods labelled asbestos-free overseas can still contain it. We do not rely on a factory declaration: materials are tested by an accredited laboratory, and you receive the reports.

How long does it take?

About 3 to 5 weeks of production from deposit and drawing approval, then shipping, customs and delivery. The full schedule is in your quote. Start your approvals early: they often take longer than the build.

How do I pay?

By bank transfer, on the schedule written in your quote. Our bank details appear only on our pro forma invoice: never pay to bank details sent to you any other way.

Who are you?

Lodgeyard is a brand of REXOR GROUP LLC, a company registered in New Mexico, USA. We are not the manufacturer: the units are made in China by partner factories that we select, check and compare for every order.
